In the Heart of Brighton

Some Market Spotlights are especially personal.

Ashley Drive is one of them.

Tucked between Elmwood Avenue, the Brickyard Trail and the neighborhoods surrounding Twelve Corners, Ashley Drive sits in a wonderfully central pocket of Brighton. Fairfield Drive, Ashley Drive, Woodmont Road and Boniface Drive form an established residential neighborhood of Ranches, Split-Levels and Colonials built primarily from the late 1950s through the following decades.

The lots are generous by Brighton standards, often around a third of an acre, with mature trees, established landscaping and two-car garages common throughout the neighborhood.

And for Angie Flack Brown, this isn’t simply another Brighton neighborhood.

It’s home.

Ashley Drive is the street where Angie grew up.

Angie’s Personal Insights

“I have so many great memories of growing up on Ashley Drive.”

There were lots of kids Angie’s age in the neighborhood, and much of childhood was spent outside. The playground at Hillel School was a favorite destination, while the woods behind Ashley Drive provided seemingly endless opportunities to hike, explore and play.

Those woods remain an important part of the landscape today.

They connect with the natural areas surrounding the Brickyard Trail, where wooded paths, ponds and wetlands provide a surprisingly peaceful place for walking, biking and observing wildlife — right in the middle of Brighton.

The Brighton Memorial Library was another regular destination.

“I spent countless hours there reading and playing on the playground behind the building. I walked to Twelve Corners Middle School and Brighton High School, and even in the cold winter months it was a quick walk. We even used to walk to the Lilac Festival at Highland Park.”

As Angie got older, the advantages of the location changed but never disappeared. Shopping at Tops and Wegmans was close by, expressway access was convenient, and her mother’s commute to Strong Memorial Hospital took only about seven minutes.

“Being in the heart of Brighton was a great place to grow up.”

Decades later, that’s still a pretty good description of this location.

A Neighborhood Surrounded by Brighton

One of the things that makes this little pocket distinctive is how residential it feels despite being close to so much.

Ashley and Fairfield are lined with mature homes and established yards, yet Twelve Corners is only about half a mile away. Brighton Memorial Library, Brighton’s middle and high schools, restaurants, shopping and community services are all nearby.

The University of Rochester and Strong Memorial Hospital are roughly a mile and a half away, while Elmwood Avenue provides easy connections east and west and nearby expressways put the rest of Greater Rochester within easy reach.

Then there’s the landscape behind the neighborhood.

The Brickyard Trail takes its name from an earlier chapter in Brighton’s history. The area’s former clay pits helped shape the ponds and wetlands that remain today, creating a natural buffer along the edge of the surrounding residential neighborhoods.

Nearby Lac De Ville adds another collection of ponds and green space to an area that feels surprisingly leafy given its central location.

Walk through Ashley, Fairfield, Woodmont and Boniface and you’ll also see the neighborhood develop architecturally. Classic Ranches and multi-level Split-Level homes are joined by Colonials from later periods, particularly along Boniface. Most sit on comfortable lots with mature trees, established gardens and attached garages.

It’s quintessential central Brighton: established, convenient and close to nearly everything.

What We Love About 104 Ashley Drive

Sitting on a beautiful wooded setting in the heart of Brighton, this Split-Level offers a wonderfully flexible floor plan, abundant natural light and plenty of thoughtful updates.

The kitchen features extensive solid cherry cabinetry, an appliance garage and a skylight that brings even more daylight into the space. Hardwood floors run throughout much of the home, including the spacious living room, where a giant picture window looks out over the backyard.

The adjoining dining room opens easily to both the living room and kitchen, creating a comfortable flow through the main living spaces.

A few steps up are the bedrooms, including a particularly interesting bonus space adjoining bedroom three. It works beautifully as an office or sitting room, or together the two rooms could create a private primary retreat.

The vaulted ceiling, wood-burning fireplace, walk-in closet and distinctive transom picture windows give this space plenty of personality, while its own balcony overlooks the wooded backyard.

The recently updated main bath is another standout, with a double vanity, tile flooring and large zero-entry glass shower with built-in bench.

On the lower level, large windows and recessed lighting create another comfortable living area centered around the home’s second wood-burning fireplace, this one with a brick surround and stone hearth. A second full bath with accessible features and an efficient laundry room complete this level.

Outside, mature perennial gardens surround the home, with additional space for a vegetable garden, relaxing and play.

The major updates are already in place, too: vinyl replacement windows throughout, a roof just three years old, a driveway less than five years old, and furnace, central air and hot-water tank all replaced in 2017.

But perhaps the feature that can’t be renovated or replaced is the location.

This is Ashley Drive.

In the heart of Brighton, close to the library, schools, Twelve Corners and the Brickyard Trail — on a street Angie still remembers as a pretty wonderful place to grow up.

According to Angie…

“There’s something very special about listing a home on the street where I grew up. I remember walking to school and the library, playing in the woods, riding bikes, and knowing there were always other kids nearby. As I got older, I appreciated how convenient everything was, too. Brighton has changed over the years, but so much of what made this such a great place to grow up is still here. Ashley Drive will always feel a little bit like home to me.”
