Welcome to Cobbs Hill

There are neighborhoods that immediately feel different the moment you arrive.

Cobbs Hill is one of them.

For us, the heart of Cobbs Hill includes the beautiful residential streets surrounding Nunda Boulevard, Castlebar Road, San Gabriel Drive, Beckwith Terrace, Hillside Avenue, and Cobbs Hill Drive, tucked between Winton Road and Highland Avenue just south and west of the historic Erie Canal corridor.

The landscape itself defines the neighborhood. Gentle hills rise toward Cobbs Hill Park, creating winding streets, elevated homesites, and views uncommon throughout much of Rochester. Towering shade trees form a canopy over quiet sidewalks while traditional streetlights, mature landscaping, and beautifully maintained homes create a neighborhood that still feels remarkably connected to its past.

It is one of those rare places where simply taking an evening walk becomes part of everyday life.


Architecture That Defines Rochester

One of the things we appreciate most about Cobbs Hill is its remarkable architectural diversity.

This neighborhood showcases some of Rochester’s finest homes built between the 1920s and 1950s. Elegant center-entrance Colonials stand beside distinctive Tudors, handsome brick and stone homes, clapboard classics, Craftsman-inspired designs, Cape Cods, and the occasional mid-century ranch.

Perhaps the most striking characteristic is that no two homes are exactly alike.

Instead of repeating floor plans and identical facades, every home contributes its own personality while preserving the neighborhood’s overall architectural character.

Homes range from charming 1,600-square-foot residences to impressive 3,600-plus-square-foot showpieces, particularly along portions of Winton Road and Highland Avenue. One of our favorite walks begins right here on Nunda Boulevard.

Head west and within minutes you’ll reach Washington Grove, one of Rochester’s hidden treasures. Peaceful wooded trails wind through old-growth forest before emerging into Cobbs Hill Park, where walking paths, the historic reservoir, and panoramic views have attracted Rochester residents for generations.

Just north of Nunda Boulevard, Brighton Cemetery, established in 1821, quietly preserves another chapter of local history. Long before today’s neighborhoods were developed, this hillside overlooked the great bend of the Erie Canal as it curved west toward the growing City of Rochester.

History feels close here—not because it’s preserved behind glass, but because people continue living within it every day.
