A Small Home in an Interesting Corner of Gates
Some neighborhoods reveal their story immediately. Others make you look a little closer.
Norwood Gardens is one of those places.
Tucked into North Gates near the Greece town line, the neighborhood sits just off Long Pond Road and only a short distance south of the Erie Canal. Today, Norwood, Cadillac and Waldorf Avenues are lined primarily with modest Ranches, Cape Cods and Split-Level homes built during Rochester’s mid-century suburban expansion.
But look a little closer and you’ll find something interesting.
Scattered among those familiar postwar homes are a handful of much smaller houses dating to the 1920s and ’30s — including 154 Norwood Avenue, built in 1920.
They offer a glimpse into an earlier chapter of this neighborhood and of suburban Rochester itself.

Our Personal Insights
As Rochester-area Realtors and lifelong local residents, one of the things we enjoy about creating these Market Spotlights is discovering places we may have driven past hundreds of times without really stopping to consider how they developed.
Norwood Gardens is a great example.
Older farmhouse-style homes can still be found along Long Pond Road, reminders that much of Gates was once agricultural land. Historical accounts indicate that Norwood Gardens began taking shape in the early twentieth century as former farmland was divided into small, affordable residential lots.
Transportation looked very different then, too.
Just south of Norwood Avenue is Trolley Boulevard, following a corridor associated with Rochester’s former electric railway system. To the north is the Erie Canal, which was itself undergoing an enormous transformation when 154 Norwood was built.
The modern Barge Canal opened in 1918, and the nearby South Greece Junction Lock briefly connected the new canal with the older Erie Canal route into Rochester. It operated until 1923 — meaning canal boats were still passing through that nearby junction when some of Norwood Gardens’ earliest little homes were new.
We aren’t historians, and we wouldn’t pretend to know exactly why each family chose to settle here. But walking these streets today, it’s easy to see evidence of several different periods in Rochester’s growth.
The tiny early homes came first.
Then came decades of development, particularly after World War II, filling the neighborhood with the practical Ranches, Capes and Split-Levels that make up much of Norwood Gardens today.
It is a modest neighborhood, but one with a surprisingly interesting story.
Living in North Gates
One of Norwood Gardens’ biggest advantages today is its central west-side location.
Long Pond Road is just around the corner, with quick connections north into Greece and south through Gates. Spencerport Road and Lyell Avenue provide convenient access to shopping, restaurants, services and everyday necessities, including Wegmans on Lyell Avenue.
The neighborhood is also convenient to I-390 and I-490, making downtown Rochester and communities throughout Monroe County easily accessible.
Perhaps most interesting is just how close the neighborhood sits to the Erie Canal. The Erie Canalway Trail provides miles of opportunities for walking, running and cycling, while nearby parks and recreation areas offer additional ways to enjoy the outdoors.
Norwood Gardens itself is primarily residential. Homes tend to be modest in scale, with manageable yards and a mix of one-car garages, carports and detached garages reflecting the different eras in which they were built.
It’s not a neighborhood of grand architecture or oversized homes.
Instead, it offers something increasingly relevant to many buyers: established streets, convenient surroundings and homes that can provide a simpler, more manageable approach to homeownership.

What We Love About 154 Norwood Avenue

Easy maintenance is another part of the appeal, with vinyl siding, replacement windows, a four-year-old roof, recently replaced driveway, two-year-old furnace and central air, and an on-demand hot-water system.
At just 680 square feet, this home isn’t trying to be something it isn’t.
Instead, it offers an interesting alternative: the efficiency and manageability of a small townhouse or condo, but with a yard, garage, outdoor space, privacy and no HOA.
